Reston
America’s first modern planned community — 55 miles of trails, four lakes, three Silver Line stations, and a town center that actually works.
The vibe
Reston was founded in 1964 — named for founder Robert E. Simon’s initials, launched on his 50th birthday — as one of America’s first modern planned communities, built on a “live, work, play” ethos decades before smart growth had a name. It worked: CNN Money named it a top place to live and work from home, and the U.S. Senate honored Simon’s contributions by resolution. The result is a community that feels designed rather than accumulated — village centers, 55 miles of trails, four man-made lakes, and a genuine town center at its heart.
Homes & prices
The full spectrum: high-rise flats, townhouses, and detached homes. By type (12 months ending September 2026, Bright MLS): detached homes median $1,092,500 (+6.4% year over year); townhouses $650,000; condos $362,400. Blended medians are misleading here — always read Reston by property type. One cost to know: the Reston Association assessment runs $890 per unit flat for 2026, mandatory for every member property regardless of value.
Who it’s for
Reston is for buyers who want the planned-community package — trails out the back door, a town center for dinner, Metro for the commute — at prices well below McLean or Vienna. It’s a strong fit for first-time buyers (condos from the $300s), remote workers who want amenities without the city, and anyone who likes their community curated.
Getting around
Three Silver Line stations — Wiehle-Reston East, Reston Town Center, and Herndon — put Metro Center about 40–45 minutes away, with a one-seat ride to Dulles Airport. Driving downtown takes roughly 25 minutes off-peak. Inside Reston, the trail system makes car-optional living realistic in the village centers.
Schools
Fairfax County Public Schools — with real variation by pyramid, so verify by address. Bright spots include Aldrin Elementary (GreatSchools 9/10) and the Hunters Woods magnet programs. An honest caveat: South Lakes High School rates below neighboring pyramids, and some Reston addresses feed into Herndon or Oakton pyramids instead. School boundaries here are a block-by-block question — I’ll map them with you.
Life here
Reston Town Center — 50+ shops, dozens of restaurants, a movie theater, and a seasonal ice rink — is the commercial and social hub, with the RTC Next expansion adding walkable Metro access. Lake Anne Plaza, the original 1964 village center, bans chain stores by design — all local galleries and the Reston Museum, in Portofino-inspired architecture. Beyond that: 55 miles of trails, four lakes, the Walker Nature Center, Lake Fairfax Park, and a festival calendar (Fine Arts Festival, Multicultural Festival) that keeps the community knitted together.
Where it is
Solomia’s take
Reston is where I send buyers who want the Fairfax County lifestyle without the Fairfax County price tag — but the pyramid question is real, and the HOA structure is unlike anywhere else in the region. I walk my clients through both before we tour: which pyramid, what the association covers, and how each village center lives day to day. In a planned community, the plan is the product — know it before you buy it.

Market figures reflect data available October 2026 (Bright MLS via ourfairfax.com; Homes.com; Movoto; Redfin) and move with the market. School ratings are point-in-time (GreatSchools, Niche, SchoolDigger) and change year to year — always verify assigned schools for a specific address with Fairfax County Public Schools.
