The vibe

Rockville is Montgomery County’s county seat — the civic and legal center of Maryland’s largest county — and it feels like it: established, diverse, and quietly confident. The downtown Town Center gives it a walkable core most suburbs lack, while the surrounding neighborhoods range from mid-century ramblers to the master-planned King Farm community. It’s also an employment hub in its own right, anchoring the I-270 biotech and life-sciences corridor.

Homes & prices

The median sold price is about $636K (Oct 2026, Realtor.com, +4.25% year over year). By type: single-family homes median around $775K, townhouses near $765K, and condos offer genuine entry points — one-bedrooms from the mid-$200s, two-bedrooms near $392K (Homes.com). With over 1,300 sales in the last twelve months, it’s one of the region’s deepest, most liquid markets.

Who it’s for

Rockville is for buyers who want Montgomery County schools and a real commute without Bethesda prices — first-time buyers stepping up to condos and townhomes, families targeting the Wootton or Richard Montgomery pyramids, and biotech professionals working along the I-270 corridor. If Bethesda is the dream but the budget says otherwise, start here.

Getting around

Three Red Line stations — Rockville, Twinbrook, and Shady Grove — put Metro Center about 30 minutes away. Driving downtown takes roughly the same off-peak. The MARC Brunswick line also stops in Rockville, and the Purple Line light rail (under construction) will eventually connect through to Bethesda.

Schools

Montgomery County Public Schools, with real standouts — but meaningful variation by pyramid, so verify by address:

  • Thomas S. Wootton High School — Niche grade A+; GreatSchools 10/10; average SAT 1370; Niche’s #5 high school in Maryland
  • Richard Montgomery High School — Niche grade A+; GreatSchools 8/10; average SAT 1350; home to a countywide IB program; steps from Town Center and the Red Line

Other pyramids rate lower — school boundaries are a direct input to value here, so I always verify the assigned schools for a specific address with my buyers.

Life here

Rockville Town Square is the walkable downtown heart — dining, retail, and community events around a central plaza. King Farm offers master-planned living with its own village center. Croydon Creek Nature Center and an extensive park system (College Gardens, Woodley Gardens, Welsh Park) keep green space close. The dining scene reflects one of the region’s most diverse populations.

Where it is

Solomia’s take

Rockville is the smart-money play in Montgomery County. You get the county’s best school pyramids, three Metro stations, and a real downtown — at prices hundreds of thousands below Bethesda. The catch is the school-boundary variation: two streets over can mean a different high school and a different price. I map every listing against the pyramids before my clients fall in love with a house.
